porch/balcony on the main floor plus a screened porch above it on the 2nd
floor, off the Master Bedroom. Both offer wonderful Mountain views and a

cabinets, a dishwasher and a glass top electric range and dining area.
The living room with its very efficient "gas log" stone fireplace heats the
downstairs and provides supplemental heat for the 2nd floor as well as cozy
ambiance. The total average cost of propane and electric combined is only
$158 per month. The electric baseboard heating system has gel filled "Hydronic"
fins for extra efficiency and this is one of the middle townhouse units which
makes it more economical to heat. There is a half bath on the main floor and
a Den on the Lower Level with full size windows and access to the partial
basement with poured concrete foundation. This room is currently being used
as a home office, but it could be used as a 3rd bedroom or guest room.
Upstairs on the 2nd floor are two bedrooms with ample closet space and a large
bathroom with tub/shower combination and a double sink vanity. The property
taxes are about $1700 per year with a $498 "STAR" deduction which
is available for a full time resident. The common charges are $135 per month
and this includes all outside maintenance of the building and grounds,
including landscaping maintenance, plowing of the road in Winter and shoveling
of the walk ways. It also covers roof replacement and restaining the
exterior as needed. Membership in the Tennis and Swim Club is an additional
component of Townhouse ownership @ $432 per year. There are 10 Har Tru Tennis
Courts and a beautiful sandy beach with a lifeguard and boat attendant in
Summer. Chaises and umbrellas are provided on the beach and the use of paddle
boats, canoes and rowboats is included.
