Friends Lake Lakefront Lots

This is a unique lakefront Subdivision known as McPhillip's Woods, consisting of 60 acres of land divided into 12 Lots which are all approximately 5 acres in size with  +/-300 feet of private waterfront on pristine Friends Lake.  The McPhillips family has been a major property owner on Friends Lake for several generations and this Subdivision was separated from a thousand acre parcel of forest property which has an additional 1/4 mile of adjoining lakefront.  They wanted their Subdivision to be different from the typical lakefront Subdivision of 100 foot wide Lots because they wanted it to have a low impact on the Lake, surrounding environment and lake quality.  Having such large Lots in a Subdivision is without precedent and insures their future value since the homes will be elegant and will not appear at all crowded, even when the Subdivision is completely built out. There is a Homeowner's Association, just for maintaining the private gravel access road.  The electric, telephone and cable are installed underground with a utility box accessible to each of the 12 Lots.  The building setback is only 50 feet from the shoreline, and the lakeside portion of the Lots have been partially cleared.  The Subdivision has all the necessary approvals from the Town and the State and the Lots have all been surveyed and the lines are marked.  About one third of each Lot is on the lake side of the access road and about two thirds of the property is across the private access road.  The land slopes up from the lake and a few of the lots have a fairly level area on the portion across the road, but most are sloping on the uphill side as well.  Most of the upper portions are heavily wooded with evergreens and some have interesting large rock outcroppings.  Others would lend themselves to building a tennis court or putting up a storage building.   Seven of the Lots have been sold and five Lots are still available.

Friends Lake is about 2 1/2 miles long and is considered very special because it is one of the rare Adirondack lakes of significant size which has no public access, adjoining state land or marina, so only owners of lake access property can launch their boats on the lake.  The Friends Lake Association, made up of property owners around the lake, is very protective of their water quality and lifestyle.  Although motorboats and water skiing are popular, they are one of the few lakes in the area which succeeded in getting the Town of Chester to outlaw the use of jet skis, or other "personal watercraft".  The restricted use of the lake access enhances the fishing which includes both Small and Largemouth Bass as well as many other species.  Ice fishing and snowmobiling are popular winter sports and the Subdivision is only a 15 minute drive from downhill skiing at Gore Mountain Ski Area.  It's also about 15 minutes drive to Exit 23 of the Northway, a/k/a I-87, and is just 1-2 miles from the renowned Friends Lake Inn which is open year round for gourmet dining and overnight guests.  They also have an incredible wine cellar with a huge selection of rare wines, and a large cocktail lounge.  Chestertown is about a10 minute drive, and is the closest town for a large grocery store, doctors and all other services.  The price of each of the remaining Lots has recently been reduced as the owners would like to facilitate the sale of these Lots.  Lots numbered 1,2,3,4,10,11 & 12 are sold.  The remaining Lots are priced as follows:

Lots # 5 & 6 are $500,000 each 
Lots # 7, 8 & 9 are $550,000 each
